1. The property is non-smoking. Smoking is not permitted

inside the unit, in common areas, or anywhere on the

premises. Smoking or growing cannabis in any form is also

not allowed.

2. No dogs and animals are not allowed without the prior

written consent of the LESSOR.

3. No painting, modification, renovation, or alteration of

the property is allowed without the prior written consent

of the LESSOR.

4. Minimum one-year lease, with preference for a term

ending June 30, 2027. The first month's rent is due upon

signing the lease. Post-dated cheques or other agreed-upon

payment methods (e.g., e-transfer) are required at signing.

5. Before key handover, the LESSEE must provide:

* A tenant insurance policy including civil liability

coverage of at least $2,000,000.

* Confirmation that the Hydro account has been

transferred to the TENANT's name.

6. The LESSEE is responsible for minor maintenance costs

under $25 (example: replacing light bulbs).

7. Subleasing is not allowed without the LESSOR's consent.

No Airbnb or any other short-term rental platform is

permitted.

8. Installing TV mounts is not allowed without the LESSOR's

consent. No drilling into ceramic surfaces (e.g., kitchen

and bathrooms) is permitted without prior consent.

9. The LESSEE must provide, at their expense, a full

credit report from Equifax or TransUnion, as well as proof

of employment including salary, all to the LESSOR's

satisfaction.

10. After giving notice of lease termination, the LESSEE

acknowledges that the LESSOR may advertise the property

for rent and schedule visits for prospective tenants with

24 hours' notice.

11. The LESSOR's reserves the right to engage the services

of CORPIC with the prior consent of the LESSEE..

12. The Promise to Lease and its annexes form an integral

part of the lease governed by the TAL.
