Addenda


1. The TENANT must provide the LANDLORD with proof of

liability insurance up to $2,000,000, as well as

confirmation of Hydro-Québec service activation, at least

72 hours before taking possession of the property.

2. This lease agreement is conditional upon a complete

credit check of the TENANT. If the LANDLORD is satisfied

with the results of this check, the cost of the first

month's rent will be deducted from the landlord's rent.

3. The TENANT agrees to provide a security deposit equal to

one month's rent upon signing the lease, payable to the

LANDLORD. This amount will be considered the first month's

rent.

4. The TENANT agrees to make electronic payments for the

entire duration of the lease. Rent must be paid on the 1st

of each month for the entire duration of the lease.

5. In the event of lost keys, the TENANT will be

responsible for any associated costs.

6. With the exception of charges related to Hydro-Québec,

insurance, internet, heating, and hot water tank rental, no

other charges will be billed to the TENANT.

7. No pets are allowed.

8. The TENANT is strictly prohibited from smoking or

allowing anyone to smoke tobacco, cannabis, or any other

substance inside the unit, in common areas, or on any part

of the property.

9. Short-term rentals, including Airbnb or any similar

platform, are not permitted and will be considered a

serious breach of the lease.

10. The TENANT is not authorized to sublet or assign the

lease without the LANDLORD's prior written consent.

11. The unit must be delivered clean and ready for

occupancy upon taking possession and must be returned in

the same condition at the end of the lease. Upon lease

expiration, the TENANT must return the premises and all

fixtures and fittings to the LANDLORD in the condition they

were in at the start of the lease, with the exception of

normal wear and tear. Any major damage must be repaired at

the TENANT's expense before vacating the premises.

12. The TENANT is responsible for any damage caused to the

unit. They must promptly repair any damage professionally

and in accordance with industry standards.

13. If the lease is not renewed upon its expiry, the TENANT

must accept all viewing requests from prospective tenants,

subject to 48 hours' notice. The same applies to viewings

from potential buyers if the property is put up for sale

during the lease term.

14- The LANDLORD reserves the right to inspect the

accommodation with 48 hours' notice, and the TENANT must

allow access to the premises.
