THE FOLLOWING CONDITIONS SHALL FORM AN INTEGRAL PART OF ANY

PROMISE TO LEASE. PLEASE REFER TO THE ** ANNEX AG, WHICH

MUST BE ATTACHED TO ALL PROMISES TO LEASE:

* Credit, employment, and income verification required to

the full satisfaction of the LESSOR.

* Non-smoker (including tobacco, cannabis, and vaping).

* No pets permitted.

* Proof of $2,000,000 civil liability insurance required

prior to occupancy.

* Subletting and short-term rentals (Airbnb or similar) are

prohibited.

* First month's rent payable upon signing of the lease.

* Compliance with all building rules and regulations is

mandatory.

* The LESSEE shall be responsible for the replacement cost

of any lost key, key fob, remote control, or access device.

* No access to or use of the backyard is permitted.

* The LESSEE shall allow visits to the premises in

accordance with the provisions of the Civil Code of Québec.

* No painting, alterations, installations, or renovations

may be carried out without the LESSOR's prior written

consent.

* The LESSEE shall be responsible for any damages resulting

from negligent use of the dwelling or its inclusions.

* All appliances and inclusions shall be returned at the

end of the lease in the same working condition as at the

commencement of occupancy, subject to normal wear and tear.
