RENTAL CONDITIONS:

Pets to be approved.

Any lease offer is conditional upon a credit check, proof

of employment, and references to the satisfaction of the

landlord.

The tenant must provide proof of renter's

insurance/liability insurance (2M) before receiving the

keys.

No short-term rentals, no subletting.

Non-smoking unit (tobacco and cannabis), no cultivation of

cannabis plants.

In the event that a key/keycard is lost, the tenant will be

responsible for the necessary fees for changing/replacing

locks/keycard.

Any changes or modifications, of any kind, to any surface

of the premises (rooms, walls, or floors) cannot be

undertaken without the landlord's prior written consent.

The tenant and their visitors agree to abide by the

condominium bylaws/building regulations, and the tenant

will be responsible for paying for any fines charged to the

landlord during the lease.

First-month rent deposit in addition to a security deposit

equivalent to one month's rent will be given at the signing

of the lease.

The tenant agrees to keep the condo well-maintained,

returned clean, and in the same condition as delivered

(except for normal wear and tear). The security deposit

will be returned to the tenant after a satisfactory

inspection of the premises at the end of the lease. Any or

part of the security deposit may be retained to pay for

damages caused by the tenant.
