The TENANT must obtain tenant insurance, including civil
liability, for the PREMISES, in a minimum amount of two
million dollars ($2,000,000) for the duration of the lease,
with coverage starting from the TENANT's move-in date into
the PREMISES or from the beginning of the lease, whichever
comes first.
The TENANT must provide proof of tenant liability insurance
to the LANDLORD before moving in.
The TENANT must provide a credit/solvency report to the
LANDLORD, to be reviewed by the LANDLORD.
The TENANT must provide proof of employment (e.g.,
employment letter) and income (e.g., 3 recent pay stubs) to
the LANDLORD, to be reviewed by the LANDLORD.
The TENANT may provide proof of funds (3 recent bank
statements) to the LANDLORD, to be reviewed by the LANDLORD.
The TENANT must provide the LANDLORD with proof of a
Hydro-Québec account for the PREMISES before the move-in
date.
The TENANT must read and accept the condominium/property
regulations, rules, and bylaws. In case of violation of
these rules by the TENANT, the TENANT will be fully
responsible for any resulting fees, fines, or similar
penalties.
The TENANT must return the PREMISES and/or appliances
and/or furniture, if applicable, to the LANDLORD in the
same condition as at the beginning of the lease, except for
normal wear and tear.
The TENANT is responsible for the maintenance and proper
care of all accessories provided by the LANDLORD, such as
keys and garage door openers, throughout the duration of
the lease. These items must be kept in good condition,
protected against loss or damage, and returned at the end
of the lease in their original condition, except for normal
wear and tear. Any loss or damage exceeding normal wear and
tear will be at the TENANT's expense.
Acceptance of the rental promise is conditional upon the
LANDLORD's satisfactory review of all supporting documents,
including, but not limited to, the employment letter,
recent pay stubs, and a credit report.
The TENANT voluntarily agrees to provide the first month's
rent to the LANDLORD upon signing the lease.
