The rental is conditional upon a credit check, reference

verification, criminal background check, and proof of

employment, all to the satisfaction of the landlord. Final

approval of the application remains at the sole discretion

of the landlord.

The condo shall be returned in the same condition as it was

at the commencement of the lease, subject to normal wear

and tear.

- The cost of minor repairs (including replacement of

batteries, light bulbs, filters, minor appliance repairs,

etc.) up to a maximum of $200 shall be the responsibility

of the tenant. Any repair exceeding $200 shall be the

responsibility of the landlord.

- Smoking or vaping of any substance is strictly prohibited

in the condo and in all common areas. The cultivation of

cannabis is also prohibited anywhere on the property.

- Short-term rentals, including through platforms such as

Airbnb, are prohibited.

- Pets are not permitted.

- The tenant shall maintain, throughout the term of the

lease, liability insurance with a minimum coverage amount

of $2,000,000.

- The minimum lease term shall be twelve (12) months.

-The tenant must acknowledge receipt of the building rules

and regulations, confirm having read and understood them,

and agree to comply with them. The building rules and

regulations form an integral part of the lease.
