Riparian and flood zones:

The property partially lies within a ten-metre riparian

zone and moderate- and high-risk flood zones, as defined by

the current municipal regulations.

No main structures have been built in the protected

shoreline area, except for part of the shed, which may

benefit from acquired rights. Some parts of the cabin,

porch and shed are located in a high-risk zone, while some

parts of the house, porch, gazebo and pool are located in a

moderate-risk zone.

These buildings were erected in accordance with acquired

rights recognised by the municipality, and no violations

have been found to date. The land remains fully habitable

and functional.

The buyer acknowledges being informed of this situation and

understands that certain financial institutions may impose

special financing conditions, such as a higher down

payment, insurance requirements or an additional appraisal.

Nevertheless, several lenders provide financing when the
