This agreement concerns a lease assignment and not a
sublease. A new lease must be signed between the new tenant
and the landlord. This assignment is subject to the
approval of the lessor and the landlord.

The following conditions shall form an integral part of any
sublease agreement:
- Smoking is strictly prohibited (cigarettes, cannabis, or
otherwise).
- Sub-subleasing is strictly prohibited, including listing
the apartment on any rental platform, particularly
short-term rental platforms such as Airbnb.
- No pets are allowed.
- The subtenant must obtain and maintain tenant insurance
with civil liability coverage of $2,000,000 for the entire
duration of the lease.
- The subtenant agrees to comply with all building
regulations and will be responsible for any fines and/or
penalties resulting from their actions and/or failure to
comply.
- The subtenant must comply with the building's moving
procedures. The tenant will be responsible for all
administrative fees and deposits required for move-in as
well as for move-out at the end of the lease.
- The subtenant agrees, at their own expense, to undergo a
Trustii credit check (a link to provide consent will be
sent upon acceptance of this sublease agreement).
- The lease assignment is subject to the approval of the
lessor and the landlord.

If a payment representing the first month's rent and a
security deposit is provided by the subtenant, the amount
must be paid in trust to HP et Associés. The security
deposit will be remitted to the LANDLORD (and not kept in
the agency's trust account) and shall be returned to the
subtenant(s) within a maximum of 15 days following their
departure, provided that the premises are returned in the
same condition as at the time of possession.
